Resumen
El presente trabajo se realizó en una empresa dedicada a la construcción de
viviendas VIS y no VIS en la ciudad de Barranquilla - Colombia, se desarrolló en el
área de compras en el proceso de licitación, selección y adjudicación de la
carpintería de aluminio.
La eficacia del proceso de compras de la carpintería de aluminio, es crucial para
asegurar la excelencia del producto final y minimizar los costos asociados. La falta
de estándares en la selección de perfiles de aluminio, espesores de vidrio y cierres
ha generado desafíos significativos, incluyendo altos niveles de reprocesamiento y
una eficiencia reducida en la toma de decisiones.
Se realizó el levantamiento del proceso para identificar las etapas que intervienen y
donde se encuentra en posible cuello de botella, adicionalmente se revisaron las
especificaciones de las ventanas y puertas ventanas del año 2023 de los proyectos
adjudicados.
Después de procesar y analizar esta información utilizando métodos y herramientas
adquiridas durante la especialización, se determinó que existen altos reproceso en
la etapa de licitación debido a la calidad de la información entregada inicialmente.
El principal objetivo de este trabajo es proponer la estandarización de las
especificaciones técnicas de los perfiles de aluminio, espesor de vidrio y accesorios
de la carpintería, con estos cambios se evitarán los reprocesos y el flujo de la
información será efectivo y veraz.
La industria de la construcción ha estado enfrentando desafíos macroeconómicos
como la inflación, los costos de construcción y las tasas de interés. Se espera que
los factores relacionados con los costos y las tasas mejoren gradualmente durante
el 2024, lo que favorecerá una recuperación económica más positiva para el sector.
No obstante, la incertidumbre actual se debe a la implementación de la política de
vivienda, la falta de un plan de reactivación claro y una baja ejecución
presupuestaria.
Teniendo en cuenta el panorama actual de la construcción, las empresas
constructoras deben asegurar las entregas de los inmuebles que se tienen en
compromiso y dar ese valor agregado para que sea atractiva la compra de la
vivienda.
Para llegar a esas entregas a tiempo, se requiere que toda la cadena de suministro
trabaje para cumplir con el OKR de la compañía, entregar viviendas a tiempo y
habitables. La compra de la carpintería aluminio es una etapa crucial en la
construcción de edificaciones residenciales, nos marca el ritmo de los acabados
internos de la vivienda. Las ventanas se vuelven parte de la estrategia comercial,
pues además de brindar luminosidad y estética, desempeñan un papel fundamental
en la eficiencia energética y la comodidad de los espacios interiores.
El presente trabajo ha destacado la importancia del proceso de compras en la
carpintería de aluminio dentro del sector de la construcción de viviendas en
Barranquilla, Colombia. Se ha identificado que la falta de estándares en la selección
de perfiles de aluminio, espesores de vidrio y cierres ha generado desafíos
significativos, incluyendo altos niveles de reprocesamiento y una eficiencia reducida
en la toma de decisiones.
Finalmente, con la estandarización se espera disminuir en un 80% los reprocesos y
que el flujo de información sea efectivo y veraz, lo que contribuirá a mejorar la
eficacia del proceso de compras y, en última instancia, a garantizar la calidad del
producto final y a minimizar los costos asociados en el sector de la construcción de
viviendas.
This work was carried out in a company dedicated to the construction of VIS and non-VIS homes in the city of Barranquilla - Colombia, it was developed in the purchasing area in the bidding, selection and awarding process of aluminum carpentry. The effectiveness of the aluminum carpentry purchasing process is crucial to ensure the excellence of the final product and minimize associated costs. The lack of standards in the selection of aluminum profiles, glass thicknesses and closures has created significant challenges, including high levels of reprocessing and reduced efficiency in decision-making. The process was surveyed to identify the stages involved and where there is a possible bottleneck. Additionally, the specifications of the windows and French doors for the year 2023 of the awarded projects were reviewed. After processing and analyzing this information using methods and tools acquired during the specialization, it was determined that there is high reprocessing in the bidding stage due to the quality of the information initially delivered. The main objective of this work is to propose the standardization of the technical specifications of aluminum profiles, glass thickness and carpentry accessories. With these changes, reprocessing will be avoided and the flow of information will be effective and truthful. The construction industry has been facing macroeconomic challenges such as inflation, construction costs and interest rates. Cost and rate factors are expected to gradually improve during 2024, supporting a more positive economic recovery for the sector. However, the current uncertainty is due to the implementation of the housing policy, the lack of a clear reactivation plan and low budget execution. Taking into account the current construction panorama, construction companies must ensure the deliveries of the properties that are committed and provide that added value to make the purchase of the home attractive. To reach those deliveries on time, the entire supply chain is required to work to meet the company's OKR, deliver homes on time and liveable. The purchase of aluminum carpentry is a crucial stage in the construction of residential buildings, it sets the pace for the internal finishes of the home. Windows become part of the commercial strategy, because in addition to providing luminosity and aesthetics, they play a fundamental role in the energy efficiency and comfort of interior spaces. This work has highlighted the importance of the purchasing process in aluminum carpentry within the housing construction sector in Barranquilla, Colombia. The lack of standards in the selection of aluminum profiles, glass thicknesses and closures has been identified as having created significant challenges, including high levels of reprocessing and reduced efficiency in decision making.
